Half of Jamaica Plain's SellersAre Beating Their Asking Price

If you own a house in Jamaica Plain and you've been wondering whether you'd have to shave your price down to get a deal done, the short answer is no. Not lately.

Over the twelve weeks ending September 20, 2026, the typical home in Jamaica Plain sold for exactly 100% of its asking price. That is not a discount market. That is sellers getting the number they asked for, sale after sale.

It gets more specific than that. In Jamaica Plain, about 49% of sales closed over asking during this period. Call it a coin flip that tips in the seller's favor: roughly one in two homes went for more than the number on the sign.

This is not a blip. Sale-to-list in Jamaica Plain held at 100% this period, and it was also 100% a year earlier, comparing the same twelve-week window in 2025. That comparison is statistically meaningful. Two summers, same result. Buyers here have not found a way to talk sellers down, and they haven't found one this year either.

The rest of the picture holds together with that story rather than complicating it. Jamaica Plain's median sold price came in at $850,000. Separately, the median days on market for sold homes in Jamaica Plain was 69 days. Neither of those numbers moved in a way the data can call meaningful on its own, but they sit comfortably next to a market where full-price offers are the norm rather than the exception.

There is a real counterpoint here, and it is worth sitting with: unanimity. Every signal in this dataset points the same direction. There's no soft pocket within Jamaica Plain quietly discounting while another corner holds firm. When every number agrees this cleanly, that agreement is itself the finding. It would almost be easier to write about if one metric broke rank. None did.

What does this look like on a Saturday? It means an owner listing this fall is not pricing to attract lowball offers and grinding through negotiations to get back to where they started. It means the number on the sign is closer to the number that ends up on the settlement sheet than most sellers assume going in. And with about half of sales going over that number, a seller here is not just protected from a discount, they've got a real shot at beating their own ask.

For buyers, this cuts the other way. There is very little room to negotiate down from list, and a meaningful chunk of the competition is willing to pay more than the seller asked. Coming in with an offer built around "we'll knock a little off" is not the play this data supports.

Two features stand out as worth real money if you're weighing renovations or comparing listings in Jamaica Plain. Homes with air conditioning sold for $1,140,000 compared with $700,000 without it, and that gap held up statistically. Homes with a garage sold for $1,165,500 compared with $657,000 without one. Both are large enough gaps that they say something real about what buyers in Jamaica Plain are willing to pay for.

What would change this read? Watch the over-asking share first. If that number starts sliding toward zero next reporting period, it's the earliest sign that the pricing power sellers have now is loosening. Sale-to-list is the lagging confirmation; over-asking share moves first.
